Based on my experiences with roofers and roofing companies, I’ve noticed that the most reputable ones are charging for roofing inspections (not to be confused with a roofing estimate or quote). This initially seemed counterintuitive to me. The companies capable of offering free inspections were actually the ones charging for them. After researching and asking colleagues in the industry, I’ve concluded that the best roofers are those who charge for inspections and here's why:

Contractors providing paid services are more likely to offer honest evaluations without the ulterior motive of selling you something you don’t need. If they fail to meet expectations, you have leverage to request a refund or address grievances, something that’s impossible to do with a free service.

It allows homeowners to evaluate a contractor’s professionalism, timeliness, and communication skills before committing to larger expenses. For instance, roofing companies in Ontario can easily include an aerial report, roof measurements, etc. providing detailed information about your roof’s condition without the pressure to commit to further services.

3. A Filter for Serious Homeowners

Contractors use paid inspections to filter out non-serious inquiries. It ensures that they prioritize your needs and deliver their best service, knowing that you value their time and expertise. Plus, paying for an inspection doesn’t lock you into any obligations. If dissatisfied, you can cancel the service, request a refund, or take your business elsewhere.

In the roofing industry, a paid inspection offers transparency, accountability, and peace of mind. It ensures that you’re treated as a valued client from the start, making it a worthwhile investment compared to free inspections loaded with sales pitches. Spending a small amount upfront can save you from costly mistakes down the road, ensuring that your roof gets the attention it truly needs.
